Campus Master Plan for Clinical Care, Research, and Medical Education, Detroit, MI

For more than a decade, Tsoi Kobus Design has partnered with Henry Ford Health on the strategic re-planning of its core campus. The guiding principles for the North Campus Land Use Master Plan were to drive innovation, provide advanced medical technologies, expand clinical programs to focus on high-quality tertiary and quaternary care, and elevate the patient experience.

The initial Master Plan was completed in 2012 and in 2018 Tsoi Kobus was re-engaged in the evolution of a new vision for HFH — addressing planning needs for a sustainable, resilient, and pandemic-ready campus overhaul that would feature a new 1,200,000 sf, 630-bed replacement hospital totaling $1.4 billion. In addition to the hospital, the plan includes a replacement parking garage for 1,250 cars with a new loading dock and materials management facility, upgraded utilities and central plant expansion, new circulation routes and pedestrian bridges, and re-purposing of existing facilities. Medical office, education, and research buildings are also included in the comprehensive campus plan.

The design team developed options for the phasing, implementation, and capitalization of the Master Plan — evaluating opportunities to accelerate the construction of the replacement hospital along with some of the proposed buildings on the South Campus and investigating strategies to reduce costs without compromising the quality of patient care. Preliminary conceptual designs developed for the replacement hospital included updating clinical volumes, employing best practices for clinical care, and, most importantly, elevating the patient experience.

Tsoi Kobus also began to address HFH’s new partnership with Michigan State University, which will further expand research, cancer care, education and training, foster diversity among healthcare professionals, and address socio-economic challenges that affect the community.

In 2023 Tsoi Kobus was selected to co-lead the implementation of the Master Plan.
